MyAgentCommissions is a free, web-based commission ledger built specifically for independent 1099 real estate agents. It is **not** a CRM, transaction management system, or generic bookkeeping app like QuickBooks — it focuses on commission math: brokerage splits, annual cap progress, estimated tax reserves, expenses, mileage, and CPA-ready reports.

Works with any brokerage model (eXp, Keller Williams, Real Brokerage, Compass, RE/MAX, independent shops). Agents configure their own split %, cap, and anniversary date.

## Key Features
- **Transaction Ledger:** Bookkeeping log for closed and pending transactions, detailing sale prices, commission rates, and direct expenses.
- **Split & Cap Tracker:** Calculates broker splits (e.g. 70/30, 80/20) and monitors accumulated split cuts against annual cap limits. Automatically transitions to a 100% agent split once the cap is reached.
- **Tax Reserve Planner:** Estimates quarterly self-employment taxes on net commissions to help agents plan for 1040-ES deadlines. Tracks Q1–Q4 payment status.
- **Expense Write-offs:** Log MLS dues, marketing, staging, CRM costs, and transaction-specific expenses with Schedule C categories.
- **Mileage Log:** IRS travel log with deduction totals. Import trips from MileIQ, TripLog, and similar CSV exports.
- **Agent AI:** In-app assistant that answers questions about your deals, write-offs, splits, tax calculations, and how to use the app.
- **Reports & CPA Exports:** Print-ready PDF summaries, brokerage split audits, and tax ledger worksheets.
- **Analytics & Goals:** YoY charts, seasonal heatmaps, income goal pacing, and pipeline forecasting for pending deals.
- **Data Export:** Download your full ledger as CSV or back up your account as JSON. Delete your data anytime.
